Banjara Hills, Himayathnagar Make Asia Pacific Top 50 Shopping Streets
Cushman & Wakefield 2025 ranks Hyderabad’s Banjara Hills & Himayathnagar among Asia Pacific’s top 50 shopping streets with high retail rents.

Cushman & Wakefield's Main Streets Across the World 2025 report has classified Hyderabad's Banjara Hills and Himayathnagar as the major locations of the future together with 48 other urbanistic and shopping centers areas in the Asia Pacific region geographically, with the same rank of 48th and the same rents amounting to $30 per square foot per year, which is approximately Rs 2,680.
The report analyzes the expensive and marquee locations where brands are ready to pay such high rents in return for being seen, getting customer traffic and having reliable demand. The emergence of Hyderabad as the only city from the Telugu-speaking states in the rankings is noteworthy.
Banjara Hills represents a laid-back, upscale area lined with boutiques that resonate with shoppers who want to take it easy during their shopping experience. On the other hand, Himayathnagar showcases the lively, neighborhood-like atmosphere that attracts families and students to its jewelry shops, bakeries, bookstores, and clothing stores.
According to local market sources, the two areas are often the first places where mid-luxury brands enter Hyderabad and then easily reposition themselves in Mumbai or Bengaluru if the customer base is strong. Mahider R., a retail consultant, believes that Banjara Hills is perfect for lifestyle and design-focused brands while Himayathnagar is a supporter of value-based brands with strong repeat customer bases.
Khan Market in New Delhi retains its title as the most expensive retail street in India placing 24th among the Asia Pacific's most expensive markets with $223 headline rents and approximately Rs 19,940 per square foot per year. Besides, Connaught Place also ranks high, thanks to sturdy office occupancy and solid retail demand.
In the Asia Pacific ranking of high streets, other Indian ones which deserve a mention are Mumbai’s Linking Road and Colaba Causeway, Bengaluru’s MG Road and Brigade Road, and Pune’s FC Road and MG Road. These locations remain very much in demand for shopping thanks to a mix of food-driven culture, youth participation, and presence of big international brands.
